Retirement homes in Bali, the practical checklist

Retiring to Bali is not a fantasy purchase. It is a logistics decision with a beach attached. The couples who make it work choose the practical layer first: healthcare distance, serviced buildings, a lease that outlasts their plans. The ones who struggle bought a pretty villa forty minutes from a hospital.

The checklist that actually matters

  1. Healthcare within 15 minutes. Not "there is a clinic somewhere". A real hospital, a known drive. In Sanur, the residences we list put a hospital 8 minutes away and a supermarket in 6.
  2. A serviced building, not a lone villa. Retirement is when concierge desks, shared maintenance, a gym and an on-site restaurant stop being luxuries and start being infrastructure. A standalone villa makes you the facilities manager.
  3. Single-level living or a lift. Two storeys photograph well at 45 and climb badly at 75. Apartments and single-level villas age with you.
  4. Lease length that outlasts the plan. A 50-year leasehold, like the Sanuuri residences carry, removes the arithmetic entirely. Shorter renewable terms work too if the renewal clause is real. We covered how leasehold works in our foreigner's buying guide.
  5. Walkable flat ground. Sanur's beachfront path is flat for kilometres. Canggu's lanes are livelier and rougher. Walk the area at your own pace before you decide.
  6. Handover fully furnished. Shipping a household across the ocean to furnish a retirement home is a project nobody needs. The better residences hand over furnished, down to the kitchen.

Where in Bali

Sanur is the honest answer for most retirees, and it is not close. It is Bali's slow lane: calm sea, flat streets, hospitals and schools in minutes, the airport 25 minutes away. We wrote a full piece on it: Retiring in Sanur. Ubud suits some, but the drives are long. Canggu is for visiting your money, not necessarily for living at 75.

The visa, briefly

Indonesia offers retirement stay permits for older foreigners who meet income and accommodation requirements, and the rules get updated. We are not a visa agency and this is not visa advice. Budget for a proper agent, and confirm the current requirements before you commit to a purchase timeline.

What it can look like

On our current list, the Sanuuri Residences complex in Sanur offers 1 to 3 bedroom homes on 50-year leaseholds, handed over fully furnished, with a shared pool, gym, sauna, concierge lobby, restaurant and co-working, a 2-minute walk from the beach. Pricing is on request and the developer manages the complex end to end. See the Sanur listings.

Questions we hear from retirees

Can I rent it out when I travel home for the summer? Usually yes. The Sanur residences we list offer short and long-term rental management, so the home earns while you are away.

Is Bali affordable for retirement? Day-to-day living costs are well below most Western cities, but budget honestly for health insurance and flights. The property itself is often the smallest surprise.

Should I buy or rent first? Renting a season in your shortlisted area is the cheapest research you will ever do. Then buy with evidence.
