Off-plan or built, which Bali villa should you buy first

Every Bali buyer faces the same fork. Buy something finished and pay for certainty, or buy off-plan and get paid, in discount, for waiting. Neither is the smart choice in general. One of them is the smart choice for you.

The case for built

A finished property has no render gap. What you walk through is what you own. If it is tenanted, the yield is a fact with paperwork, not a forecast.

The Wolu Loft in Pererenan is our standing example: two storeys and a mezzanine office over a private pool, furnished, tenanted, earning roughly 10 percent net, at USD 120,000. The purchase and the income start the same week. The price of that certainty is that the discount is gone. Someone else took the build risk and got paid for it. See The Wolu Loft.

Buy built if you want income now, if you need to see finishes with your own eyes, or if this is your first purchase in Indonesia and you want the shortest possible list of unknowns.

The case for off-plan

Off-plan pricing is where the margin lives. You buy at today's price for next year's building, and in a rising lane that gap is your return before the first guest checks in.

The risk is concentrated in one word: delivery. So judge the developer, not the render.

  1. Finished buildings you can visit. Maya Village Phase II sits inside a masterplan that is 90 percent sold, with shared facilities already operating.
  2. Contractual specifics, not vibes. Temple Heights publishes its handover inventory: furniture, landscaping, marble kitchen, smart locks, a 2-year developer warranty and a year of insurance, from USD 182,000 with handover phased from March 2027.
  3. A payment schedule tied to construction milestones, so your money follows the concrete.
  4. Reporting. The riverside row at Temple Heights sends investors a written report every week. Silence between deposit and handover is how bad stories start.

The inclusions trap

Compare like with like. A cheaper off-plan price that excludes furniture, notary fees and registration can land above a dearer one that includes everything. The better developments state that nothing is added at handover. Make the seller put the inclusion list in writing, then compare totals.

A simple way to decide

  • Need income this quarter: buy built.
  • Have a 12 to 18 month horizon and picked a trustworthy developer: off-plan buys more house per dollar.
  • Doing both over time: most of our repeat buyers start built, learn the market with rent flowing, then take an off-plan position in the next phase.

Both halves of that strategy sit on the live list, which never exceeds sixteen listings. Yields and availability notes are published per listing, and where a number is a projection we say so. More on reading those numbers in our piece on yields.
