A buyer's comparison of Canggu, Pererenan and Padonan. Character, distances, price entry points and which kind of owner each area suits.

The west coast reads as one place on Instagram and three places on the ground. We live here and walk every unit we sell, so here is the difference in plain terms.
Canggu is the centre of gravity: the cafes, the gyms, the co-working, the crowd. For rental demand it is the deepest market on the island. For living, it is lively and getting livelier.
Buying here means buying proximity. On our list, the Maya Village homes put you 5 minutes from Canggu centre, 8 from Echo Beach and 10 from Berawa, inside a village that shares a pool, restaurant and gym. The garden units and pool units run USD 170,000 to 180,000, fully furnished with notary fees and registration included. The masterplan is 90 percent sold, which tells you what the market thinks of the location. See the Maya garden villa and the pool villa.
One river west, the volume drops. Pererenan kept its lanes, its paddies and a slower rhythm, with Canggu's cafes still 10 minutes away. It has become the area people move to after they have done Canggu.
It also holds the cash-flow story on our list: The Wolu Loft, a finished freestanding loft with its own pool, tenanted and earning roughly 10 percent net, 5 minutes from Pererenan beach, at USD 120,000. No build risk, keys and income from day one. See The Wolu Loft.
Padonan sits inland of Berawa and north Canggu: riverside land, temples, and the last stretch of this coastline where new builds price sensibly. It is where the developers we trust are building now.
Temple Heights is the example we know best. Villas pair a dedicated workspace with a private plunge pool, hand over furnished with a Verde Alpi marble kitchen, and sell from USD 182,000 on a 25 plus 25 year leasehold through your own PT PMA, no nominees. The riverside premium row runs from USD 220,000 with only three riverfront units. Handover phases from March 2027. See The Loft and Riverside Premium.
All three sit inside our cap of sixteen listings, so what you see live is everything we back. Browse the Canggu side.
Which area rents best short-stay? Canggu and Berawa lead on volume. Pererenan trades a little occupancy for better guests and longer stays.
Which is best for living full-time? Pererenan and Padonan, unless you want to be inside the noise, in which case Canggu and no apologies.
Are prices still moving? Sold-out phases and riverfront rows going three-at-a-time speak for themselves. We publish availability notes on every listing and update them when units go.
